By what criteria should consumers evaluate a mortgage quote? Besides rate and pre-payment penalty, is there a checklist consumers can use when evaluating quotes from banks/brokers?
I have about £50k to invest but am thinking the best return would just to be to pay off some of the mortgage? My mortgage is up for renewal on the 1st November and don't think there is any saving scheme that can beat what I would be paying in interest on the property after tax? I have maxed out mini cash ISA this year. Mortgage I am going for is a Nationwide tracker at 0.48% above base rate. It is a little more as it has no fees as mortgage would be relatively small after lumpsum. Nationwide are my current lender so I don't need any surveys or valuations done and is fairly competitive. But I am wondering if there are any safe investments that would give a guaranteed better return after tax than the quoted mortgage rate? Any advice or thoughts?

When do you think the best time is to lock into a mortgage rate? With the fed just meeting, should I wait until the end before I lock into a mortgage rate. The current rate quoted for me by my bank is 6.125% with 5% down or 6.375% for 100% financing. This is my first home purchase and I don't want to do the wrong thing.....

Will my mortgage payment be the same or will it change after closing? I live in Texas. I will be closing on my $100k home on June 16, 2008. My mortgage lender quoted me that my monthly payments will be estimated at $1019 including escrow,insurance,taxes,and pmi. What I'm asking is that when the time comes at closing and I provide my insurance coverage certificate, will this change my monthly payments? Or will it be the same? Interest rate different than quoted for mortgage? We thought we had locked in at a certain fixed rate with our lender, we verbally confirmed with him that we wanted to lock in. A mistake was made on the lenders end and now our rate will be .5% higher if we want to continue with a fixed rate. Has anyone had a similar situation, what was the ending result? Are large local banks less likely to give great mortgage rates to borrows with great credit scores? I've been shopping for a low interest rate (30 year fixed). I have excellent credit but it doesn't seem to help me much when I go into large local banks. It seems like they just run the basic numbers to make sure I qualify for a conforming loan. They then tell me their printed rate on their website. My experience with smaller mortgage companies is that they collect more information and they have quoted lower rates. Is this typical?

How much of an effect can I expect on my rate by buying a point on a 30yr Mortgage? All other things being equal. i was quoted 3/8 but i dont know if that is accurate. Also i was told that all rate quotes are with 1 point built in, and then refunded. ie to be specific i was quoted a rate of 6.25 on my 30yr mortgage. i have great credit and am putting more than 5% down so i thought that may have been a little high and i was told that the rate was 5.875 (-3/8s) and that i had to sell the pt back to limit my out of pocket but that increased my rate Im just looking to find out if the whole buydown policy is correct and that rates are quoted with 1 pt built in. also i would like to know if 3/8 is a reasonable amount of that buydown.
I did a mortgage calculator and it said I can only afford a $35,000 mortgage, are there other options? My boy friend and I were quoted for a mortgage awhile ago that we would be able to do about 150 to 180K ,not too bad. But when I did a mortgage calculator online it only came out with the 35K total. We make more than some people we know and they own own homes. What did I do wrong? I just can't believe that we would not be able to be qualified for a mortgage amount that is at least reasonable and would get us something nice and not a condo or townhome. I received two quotes from two different mortgage copanies? The first one was from Quicken Loans and it's an 80/20 conventional loan. First at 6.3% secound at 7.8%. The secound quote is from Global mortgage. 100% with no PMI. The bank they are using is Charter One and the interest rate is 6.875%. Help for mortgage, independent financial advisor and putting in an offer on a house.? I went to 3 banks for mortgage quotes, halifax, hsbc and alliance & leicester. Halifax could borrow me the most money, then hsbc, and then alliance & leicester. I then looked around for some houses and the estate agent that i booked some viewings with had an independent financial advisor (IFA) working there. He told me he could get me a better mortgage by carrying out a gifted deposit where no money would change hands, it is just a transfer of money and then i would avoid paying a higher lending charge and the monthly payments would be lower. He said he wouldnt charge me as a first time buyer, he just gets paid a fee by the bank (eg halifax). Ive also seen a house i love, it is on the market for £110,000 but the couple are desperate to move out by september and received an offer for £95,000 a few months ago, considered it but declined. So what i want to know is what would be a good offer, is an IFA better than a bank to arrange a mortgage and how does the gifted deposit work? i got my offer accepted for 101grand, there was another offer at 100 but they accepted mine! will see IFA sat morning and will not get information but not make a decision til im certain. A few people i know recommend an IFA.

why will my monthly payment be higher quoted from mortgage company than from mortgage calculators on internet. i got a quote of 7.75 interest rate on a 30 yr.conforming fixed home loan(for $45,000)and he told me it would be like 390 a month, not including tax and insurance. when i go to a mortgage calculator on the internet and type in 7.75%, 45,000 loan, and $0 down payment it says around $250 a month. can anyone tell me more about how this works, thank you
How many times can you ask for a mortgage quote? As I understand, normally before you shop around for the properties, you have to get a Mortgage Agreement in Principle. You'll bring this to the house agents and the buying procedures can begin. However, a friend of mine said that I should be careful. Apparently, you should only get a morgage quote from ONE lender only. The more you go to different lenders, the worse your credit score will be. Is it true? After I hear about this, I have been hesitant to go to a lender, because I think I need time to search for the best deals available.

Mortgage papers say I must pay them £50 to NOT to use their insurance and £25 a year thereafter ? Quote - "If you do not take out Buildings Insurance via *US* , we will charge you an intial fee of £50.00 and £25.00 will be charged every year on renewal." Surely they can't do this ? Either i pay them anything they ask for insurance (i've already halfed their best quote by shopping around) or i pay them a fixed fee on top of my insurance for 25 years ! Advice please .
What is the deal with mortgage rates advertised on Yahoo Finance or Bankrate? It seems that when I call to inquire about these good deals (for example, really low rates with 0 points), I am always told something like, "Well, that deal is for something else." What type of Life Insurance is best for my husband and I? (We just purchased a home, we are both 23 years old) My husband and I are both 23 years old and we just purchased a home. Am I getting ripped off from my mortgage lender (countrywide), they locked in a rate without my permission? I'm purchasing a home and I got quotes from different large banks and countrywide gave me the best quote at the time (30 yr fixed 6.75 (1pt), 2nd loan HELOC at prime plus 1% (9.25%). Plus I was already preapproved by them. I never locked in a rate but was told my mortgage lender locked in the rate for me (can they do that? I didn't ask them to). I was waiting for the feds to lower the rate(9/18). He sent me the good faith estimate and Lock in agreement. On the lock in agreement it says float also I noticed it said (1.125 pts instead of 1 pt we had discussed earlier) but when I emailed him he said its locked in. He said he'll try to look for a price reduction. Can he do that when he already locked in the rate? If we go with another lender who will give us a better rate do we have to pay appraisal fee, processing fee, credit report fee, courier service fee, and etc? Even though we didn't verbally or sign anything to lock in the rate can they charge us for the fees? Thank you in advance. I forgot to mention it is stated income, jumbo non-conforming loan, 2nd home but primary residence in CA and a median fico score of 760. no prepayment penalty. 10% down. purchase price $861K.
When should I lock in my interest rate on a fixed 30-yr FHA mortgage? My wife and I are buying our first home through the FHA, and we've been quoted a rate of 6.7%. However, we have 60 days to lock it in, and we just saw it fall to 6.375%. Should we go ahead and lock it in now at that new rate, or would it be best to wait and see if it falls any more?

Contractors- quote for putting in a new door? We are looking at buying a house, but there isnt a door from the inside into the backyard. We want to put one in the kitchen, so we can watch the kiddos in the fenced backyard from the kitchen. There is a big blank wall at the back of the house, and we want to put in a sliding door or French doors. Around how much would it cost for labour to put in the doors? Like, how much would it cost not including the doors, to get a contractor to put them in for us? Just an idea would be great so we can tack on that cost to our mortgage... thanks! The house is sided with that... gad i cant think of the word- the siding that looks like wood but isnt?
